Welcome to our Neighborhood . . .

Dinsmor is a planned 326 acre residential community located off historic Old Agency Road in Ridgeland, Mississippi. It was developed by the Mark S. Jordan Companies of Ridgeland.

From the moment you turn down the gracious signature boulevard, it is obvious that the focal point of Dinsmor is the natural environment. The roll of the land, the preservation of centuries-old oak trees provide the appeal that makes Dinsmor Mississippi's most beautiful planned residential community -- gently sloping fields, carefree walking trails and a peaceful landscape of uncluttered tranquility and solitude. An harmonious blend of man and nature.

A look at the master plan reveals the details that make Dinsmor such a special place to live. Less than a mile from I-55 in Ridgeland, Dinsmor is buffered from the hustle and bustle of the city. When you drive down Old Agency Road to Dinsmor, you will approach a beautiful place where there are no identical homes and no speeding traffic. Away from the busy life. Yet close enough to keep you near your commitments.

Dinsmor is composed of ten villages, separated by greenbelts defined by centuries-old land forms and tree masses. each village has a unique character while blending seamlessly into the overall neighborhood. The villages include:

Property Management

The Dinsmor Property Owners Association, Inc. comprises the homeowners of the Dinsmor subdivision located in Ridgeland, Mississippi. The Association leadership consists of a nine-member Board of Directors elected by the residents of Dinsmor for one-year terms. The Board contracts the day-to-day management of the neighborhood to a management firm, currently:

Please feel free to contact Mr. Lane if you notice that any property maintenance action may be required and is not being addressed. These actions include:

  • mowing/irrigation/landscaping of common areas
  • repairs to walking paths
  • repairs/maintenance of clubhouse, pool and tennis courts

In addition to the management company, the Board retains the part-time services of a resident who oversees the various contractors who provide services to Dinsmor, and checks for any impending problems that may arise. Currently, the gentleman performing this service is

General Guidelines for New Residents

If you are a new resident to Dinsmor, we extend our most heartfelt welcome. You have made an excellent choice, and your new neighbors are anxious to meet you.

You probably have received a packet of information, but if not, the following are some basic guidelines for building and maintaining your new property. These are contained in our Covenant and Bylaws, both of which are legally binding documents.

All new DINSMOR residents, please contact the Management Company or On-Site Supervisor to obtain your DINSMOR automobile decals.


ARCHITECTURAL REVIEW COMMITTEE

For information on guidelines, restrictions, signs, fences, plan approval, etc., please contact the Architectural Review Committee

HOUSE PLANS

Must be approved by the Architectural Review Committee

SIDEWALKS

36" sidewalk per Developer's design to be installed when house is constructed

MAILBOXES

To be purchased through the Developer. Each neighborhood shall have uniform mailboxes in compliance with the Developer's selection.

FENCES

Fences are acceptable, but must allow the styles set forth by the Covenants, Conditions and Restrictions and Design Guidelines. Approval is necessary prior to start of construction. No 6-foot privacy fences are allowed on rear property line of lots that border common the open space system.

UTILITIES

All utilities are to be underground.

GARAGES

A minimum 2-car garage or carport is required. Front entry garage or carport is unless the Committee determines that certain lots may warrant front entry. The Committee shall be under no obligation to allow such deviation.

WINDOWS

All windows are to be wood.

DETACHED BUILDINGS

Must be of same exterior design and quality as the main dwelling

ROOFING

White and green colored roofs are prohibited.

FIREPLACES

Prefabricated fireplaces must be disguised on the roof or exterior wall with stucco or some type of masonry; no siding materials permitted.

SETBACK REQUIREMENTS

Typically 30 feet front, 25 feet rear, 10 feet side; may vary in some neighborhoods.

PROPERTY OWNERS ASSOCIATION

$52.50 monthly fees are assessed by the Association, and are payable semiannually. This covers the maintenance of the common areas of Dinsmor and the security guard, and also include maintenance and upkeep of the swimming pool and tennis courts which are available for the use of all residents at no additional charge The financial statemernts of the Association are published quartely on this website. The clubhouse may be rented by any resident for private functions by contacting the management company.
