Clubhouse
Rental
The
clubhouse can be rented for private events by members of the Dinsmor
community. The rental application and information regarding fees,
regulations and care/cleanup for the clubhouse are contained in a
document which can be accessed below. To rent the clubhouse, please
open the document, print it on your printer, fill it out and submit
it according to the instructions.
The
Rental Application and Clubhouse Rules document is available in Adobe

Clubhouse
Rules
Whether
you the rent the Clubhouse for your private funtion, or are an
invited guest of a Dinsmor resident, we request that you abide by our
rules governing the use of the Bridgewater facility.
- Fee.
Each
Dinsmor owner renting the Dinsmor Clubhouse (the "Clubhouse")
shall sign a rental agreement and release prior to renting the
Clubhouse. The rental fee and clean-up/security deposit are
payable in advance. If a tenant leases the Clubhouse, the owner
and the tenant must both sign the required rental agreement and
release.
- Alcoholic
beverages. Alcoholic
beverages may not be served to minors or intoxicated persons.
- Smoking.
No
smoking is permitted within the clubhouse at any time.
- Assessments
current.
The Clubhouse is not available for rental to any owner if the
Dinsmor property owner assessments and other sums due the
Association by the owner are not current.
- Owner
as host. Only
(1) owners, (2) immediate family members of owners, or (3) tenants
may reserve the Clubhouse. The Dinsmor owner or tenant must be
present at all times at the function for which the Clubhouse is
rented and must be the primary host of the event. Owners or
tenants may not reserve the area on behalf of a third
party.
- Pool.
The
pool and tennis areas may not be rented. They are for the use and
enjoyment of all owners and guests and have their own hours of
operation and will be available for the use of other tenants and
owners during the reserved time period.
- Music.
Music,
and/or any other noise, must be kept at a level that it cannot be
heard in the surrounding homes in the area. The renter of the
clubhouse will be responsible for seeing that there are no loud
noises from the guests either coming to or leaving the function at
the clubhouse.
- Clean
up of Clubhouse. The
Dinsmor homeowner who rents the clubhouse will be responsible for
cleaning the clubhouse and any other area used, including all
equipment and furniture, immediately after the function ends.
Cleaning requirements include, without limitation, the
following:
- All
furniture must be returned to its original position.
- All
floors must be swept or vacuumed.
- All
counter tops must be wiped clean.
- The
kitchen must be properly cleaned. This includes mopping the
floor, cleaning the stove, and removing all food and drink from
the refrigerator and stove. Make sure the stove is turned off.
- All
greenery, decorations, flowers brought in must be removed.
- All
trash and garbage must be placed in properly sealed bags and
removed from the premises. Do not pile trash next to trash
receptacles.
- All
rest rooms must be cleaned properly.
- If
cleaning is not to management's satisfaction, the clean-up
deposit will be forfeited. The renter must reimburse management
for all clean-up costs and expenses in excess of the amount of
the forfeited clean-up deposit.
- Damage.
The
Dinsmor homeowner will be responsible for the repair or
replacement of any damage done to the Clubhouse, or its furniture,
equipment, or window coverings. Furniture should be moved ONLY IF
ABSOLUTELY NECESSARY. If moved, it must be returned to its
original position. No pool furniture should be moved from pool
side for any reason. No tape may be placed on the ceilings or
walls of the facility, and no pictures or decorations may be hung
within the facilities without advanced authorization.
- Key
return. The
key to the clubhouse may be obtained the last business day
preceding the event. The key must be returned to the person from
whom it was checked out by the next morning after a function at
the clubhouse. Failure to return the key within 24 hours after the
end of the function may result in a $50.00 key assessment. The
renting party is responsible for the key. The key may not be
duplicated. The clubhouse must not be left unattended and unlocked
at any time.
- Assumption
of risk. The
Dinsmor owner will assume full responsibility for any and all
accidents or claims that may arise as a result of any accident or
for any other reason in connection with the function or lease of
the Clubhouse by the owner and said owner shall agree to the hold
harmless and indemnity provisions contained in the Rental
Agreement to which these rules are attached.
- Heat/AC.
The
heating and air conditioning systems must be returned to the
original setting (in warm weather, all thermostats are set at 85
degrees. In cool weather, the setting is 60 degrees.) Failure to
strictly comply with this requirement will automatically result in
forfeiture of the Security/Clean-Up Deposit. Lights and fans are
to be turned off by the Dinsmor owner or tenant when the function
is over.
- Lock
doors. The
Dinsmor owner or tenant will lock the doors when the function is
over. Failure to strictly comply with this requirement will
automatically result in the forfeiture of the Security/Clean-Up
Deposit.
- City
codes. All
applicable city and fire codes apply.
- Occupancy
limit. No
more than 240 guests are allowed at any function IAW the City of
Ridgeland Building Code (2003 International Building Standards).
- No
lifeguard at pool. Use
of the pool is at owner and guest risk.
NO
LIFEGUARDS ARE PROVIDED BY DINSMOR. SWIM AT YOUR OWN
RISK.
- Violation.
Violations
of these rules will be determined by the Board in their sole
discretion. Violations will subject the owner to any corrective or
enforcement action authorized by the Association's governing
documents or by law, and penalties may include without limitation
the loss of use rights for the Clubhouse for one year.
- Rental
fee. A
rental fee and a damage/cleanup deposit must be paid in advance by
the renter. The current fees are icontained in the latest version
of the Rental Application.
- Late
usage. In
addition to the rental fee, a $50.00 fee may be assessed to the
renting homeowner if the clubhouse is not vacated by the end of
the time block.
- Hours.
All
functions must end by 10:00 p.m. on weeknights and by 12:00 a.m.
on Friday or Saturday nights. The facility must be cleaned,
vacated, and locked no later than 12:00 midnight, or 2 a.m. on
Friday or Saturday nights for cleaning.
- Cooking.
There
should be no cooking under the clubhouse porches.
- No
bird seed or rice may be thrown inside the facility, on the tennis
courts, or in the pool area. Any bird seed, rice, etc., thrown on
the bricked or paved areas must be removed.
- Parking.
Parking is restricted to paved areas only.

Swimming
Pool Rules
It
is imperative that each homeowner share with his or her other family
members and guests the Rules of the Pool which are posted at the
pool. They are as follows:
No lifeguard on duty. Swim
at your own risk!
- Pool
hours: 9:00 a.m. to 10:00 p.m., Monday -- Sunday.
- Children
under 12 years of age must be attended by an adult 18 years of age
or older.
- Swimmers
must be members, or guests of members, of the Dinsmor Property
Owners Association. Proof of residence required. Only 3 guests per
member; residents must accompany guests.
- No
bicycles, roller blades, scooters, or skateboards in the pool
area.
- No
diving. No running or horseplay in the pool area.
- No
glass containers in the pool area.
- No
alcoholic beverages.
- No
smoking or tobacco use.
- Proper
swimming attire; no cutoffs or street clothes in the
pool.
- No
food or drinks allowed in the pool.
- No
pets allowed in the pool area.
- Volume
on radios must be kept to a reasonable level and not disturb other
residents.
- Swim
diapers must be worn by children as necessary.
- Litter
should be placed in designated containers.
- No
public intoxication within the common area.
Repeated
violations may result in revocation of pool
privileges.

Tennis
Court Rules
Tennis
Courts are for use of Dinsmor residents and accompanying guests.
- Guests
must play with residents.
- Limit
2 guests per member.
- Please
limit playing time to one hour during peak hours.
- Players
must wear proper tennis attire and tennis shoes; NO swim suits.
Proper tennis attire includes regulation tennis shoes and shirts
on all courts at all times. No black sole shoes.
- Absolutely
NO wheeled vehicles of any kind, including roller blades, skate
boards, bikes, etc., on courts.
- No
glass containers on courts.
- Proper
tennis etiquette required. This is simply the courtesy of not
interfering with the progress of a game by conversation, noise,
movement, or any other activity which would distract the
players.
- Management
reserves the right to revoke your privileges for using the courts
for abusive language or unruly conduct.
- Small
children must be under responsible supervision at all times and
shall not be permitted to play on the courts.
- Play
at your own risk.
- This
is your tennis facility please keep it clean.

General
Property Rules
No
swimming in the ponds
It has
been brought to our attention that some children have been
swimming in the ponds and shooting guns around the common areas.
Needless to say, the ponds are not safe for children to
swim.
No
discharge of firearms
It is
illegal to to discharge firearms within the city limits of the
City of Ridgeland. BB guns and all pellet guns are included in the
Ordinance. The penalty is "a fine up to $500 and/or imprisonment
up to 6 Months". Anyone observing this violation should report it
immediately to the Ridgeland Police Department.. Everyone has now
been forewarned!
No
offroad driving of any type of motorized
vehicle
...
which includes motorcycles, four-wheelers, sport utility vehicles,
pickup trucks, etc. This practice not only annoys and endangers
the residents enjoying the walking paths and picnic areas, but
results in damage to our sprinkler heads, flower beds, shrubs,
trees, and grass. It costs a great deal of YOUR money to repair
this damage, money that was projected for other uses. The
Ridgeland police is patrolling our neighborhood and has been
directed to arrest all violators, whether they are residents or
not. We will prosecute violators to the full force of the law and
we will recover damages.
No
driving of unlicensed offroad vehicles on the streets
The
streets of Dinsmor are public city streets and all local
ordinances apply, including those relating to the operation of
unlicensed vehicles by unlicensed drivers. This practice not only
endangers the drivers and passengers of these inherently unsafe
vehicles, but also exposes licensed drivers of licensed vehicles
to the risk of becoming involved in accidents which can profoundly
change their lives. The Ridgeland police is patrolling our
neighborhood and has been directed to arrest all violators,
whether they are residents or not.
Obey
all traffic laws when driving on the streets of
Dinsmor
This
goes without saying, or at least it should. Speed limits, STOP
signs, and one-way signs (including the Agency Circle) carry the
same weight as on any other street in town. The Ridgeland police
is patrolling our neighborhood and will ticket violators just the
ame as on Highway 51!
Please talk with
your children and their guests about these simple, common-sense
rules. The streets and common areas are for all of the residents to
enjoy!
